Payment, Security Deposits & Pay-out Terms Policy

This Policy defines the financial operating structure governing:

  • Platform-based booking transactions
  • Host earnings distribution
  • Deposit governance boundaries
  • Financial risk allocation
  • Settlement mechanics
  • Charge allocation principles

This Policy ensures transparency, financial predictability, regulatory alignment and risk containment within the Daily Rentals.

1. PLATFORM PAYMENT ARCHITECTURE

1.1 Marketplace Model

Bayut operates a commission-based marketplace structure, under which:

  • Guests transact via the Platform
  • Hosts receive earnings net of agreed commission
  • Bayut facilitates settlement without assuming rental liability

The rental agreement remains between Host and Guest.

2. BOOKING VALUE STRUCTURE

2.1 Transaction Composition

The transaction value processed through the Platform may consist of:

  • Accommodation charge
  • Mandatory tax components (where applicable)

The final checkout amount represents the total booking consideration.

2.2 Currency & Settlement

  • Transactions are processed in SAR unless otherwise specified
  • Exchange rate fluctuations (if applicable) are borne by the payment issuer
  • Settlement to Hosts occurs in SAR.

3. SETTLEMENT FLOW & ESCROW-LIKE STRUCTURE

Although Bayut does not operate a formal escrow, funds follow a structured lifecycle:

  1. Guest Payment Authorization
  2. Platform Processing
  3. Post Check-Out Settlement Trigger
  4. Commission Deduction
  5. Host Net Disbursement

Funds remain subject to compliance and risk review prior to release.

4. COMMISSION & COMMERCIAL TERMS

4.1 Commission Disclosure

Commission rates:

  • Are defined during onboarding
  • May differ by portfolio size or campaign structure

4.2 Commission Calculation

Commission is calculated on:

  • Confirmed booking value
  • Excluding security deposits
  • Excluding third-party bank deductions

Commission may be adjusted where refunds are issued.

5. PAYOUT VELOCITY CONTROL

Bayut may apply dynamic payout velocity controls including:

  • Standard 48-hour post check-out release
  • Extended release periods for new Hosts
  • Accelerated release for compliant Hosts

Velocity control is risk-adjusted and not guaranteed.

6. CONDITIONAL PAYOUT ELIGIBILITY

Payout eligibility may be suspended or adjusted where:

  • Booking irregularities are detected
  • Verification re-validation is pending
  • Regulatory checks are incomplete
  • Behavioral anomalies arise

Settlement is conditional upon compliance clearance.

7. RESERVE & RISK BUFFER MECHANISM

For certain accounts, Bayut may:

  • Temporarily retain a rolling percentage of earnings
  • Apply risk buffers for new or high-risk accounts
  • Adjust release cadence based on refund frequency

Reserve structures are preventive and may be lifted upon improved performance history.

8. SECURITY DEPOSIT GOVERNANCE BOUNDARY

8.1 Platform Boundary

Security deposits remain strictly outside the Platform’s financial custody.

8.2 Disclosure Obligation

Hosts must:

  • Clearly disclose deposit requirements pre-booking
  • Avoid post-arrival surprise deposit increases

Failure to disclose may affect booking enforceability.

8.3 Deposit Escalation Risk

Frequent deposit disputes may result in:

  • Enhanced account monitoring
  • Reduced visibility
  • Temporary listing suspension

Deposit abuse patterns trigger fraud review.

9. REFUND IMPACT ON HOST EARNINGS

Where refunds are issued:

  • Commission may be proportionately adjusted
  • Net payout recalculation may occur
  • Future earnings may be offset

Refund outcomes override provisional payout calculations.

10. BANKING & TRANSFER LIABILITY

Hosts are responsible for:

  • Correct bank account submission
  • IBAN accuracy
  • Receiving bank deductions

Reversal or recovery attempts due to Host error may incur administrative delays.

11. FRAUD & CHARGEBACK RESPONSE

Where chargebacks occur:

  • Funds may be temporarily reserved
  • Investigation protocols are initiated
  • Evidence may be requested from Hosts

Chargeback liability allocation is determined case-by-case. Repeated chargebacks may affect payout eligibility.

12. OFF-PLATFORM TRANSACTION PROHIBITION

Hosts and Guests may not:

  • Redirect booking payments outside Platform
  • Split transactions to avoid commission
  • Process partial cash components

Violation may result in immediate financial suspension.

13. TAX RESPONSIBILITY

Hosts are solely responsible for:

  • VAT compliance (where applicable)
  • Income reporting
  • Tax registration

Bayut does not act as a withholding tax authority unless mandated by law.

14. DISPUTE-RELATED FINANCIAL FREEZE

Financial freeze may occur where:

  • Booking dispute is escalated
  • Fraud indicators exist
  • Evidence is pending

Freeze applies only to relevant booking funds unless systemic risk is identified.

15. FINANCIAL RECONCILIATION RIGHTS

Bayut retains the right to:

  • Audit booking transactions
  • Reverse accounting errors
  • Correct miscalculated payouts
  • Apply cross-booking set-offs

Reconciliation adjustments may apply retroactively.

16. FINANCIAL MISCONDUCT ESCALATION

Financial misconduct may result in:

  • Temporary earning suspension
  • Reserve escalation
  • Cross-account financial block
  • Permanent exclusion

Financial enforcement may precede strike classification.

17. PLATFORM NON-GUARANTEE CLAUSE

Bayut does not:

  • Guarantee occupancy
  • Guarantee revenue levels
  • Guarantee payout timelines in cases of dispute
  • Provide financial underwriting

Earnings are performance-based and risk-adjusted.

18. POLICY UPDATES

Financial mechanisms may evolve due to:

  • Regulatory changes
  • Product enhancements
  • Risk exposure adjustments
  • Payment infrastructure upgrades

Users are bound by updated financial terms upon continued usage.
